We like ZIP System walls. We also know how easy it is to photograph a house covered in green panels and call it high performance. The nightmare starts when everyone assumes the product itself has handled the water and air details. It has not.
The nightmare
A window leaks only during wind-driven rain. The drywall looks fine for years. Behind it, a wrinkled flashing corner or unsealed fastener has been wetting the rough opening. By the time the trim stains or the floor softens, the repair may involve the window, sheathing, insulation, interior finishes, and whatever beautiful material sits below it.
Why it happens
ZIP combines structural sheathing with a factory-applied water-resistive and air-control layer. That is a very useful head start—not a completed wall. Tape must be compatible, centered, and rolled with real pressure. Damaged panels need repair. Window sills need positive drainage. Head flashing must connect back to the drainage plane. Pipes, wires, hose bibs, decks, porches, and late-added vents cannot simply be punched through and caulked with crossed fingers.
The shutter problem nobody thinks about
Decorative shutters look harmless. But attaching them means making holes through siding and, often, through the wall’s water-control layer. Put a fastener in the wrong place, overtighten it, skip a mounting block, or trap water behind a shutter and the decoration becomes a slow irrigation system for window trim and sheathing. We plan attachment and drainage before the siding is finished; we do not let the last person on site improvise with a long screw and a tube of caulk.
Why we pair it with stone wool
Stone-wool insulation, including Rockwool products, can be a strong choice for fire resistance, sound control, water resistance, and dimensional stability. It still has to be cut closely around framing, wiring, and plumbing. A fist-sized gap is a fist-sized gap no matter what the bag cost.
What we refuse to skimp on
We want the wall inspected while it is still visible. We care about tape rolling, sill pans, kick-out flashing, penetrations, deck ledgers, roof-to-wall transitions, and the bottom edge of the assembly. The expensive part of a good wall is not usually the tape. It is the discipline to finish every last boring detail.
