HVAC is where a lot of homeowners discover that “brand new” and “properly designed” are not synonyms. The house can be cold and still feel clammy. One bedroom can roast. A drain can clog and quietly ruin the floor below.

The rotten-floorboard nightmare

An air handler or cold duct sits over finished space or inside a damp crawl space. Condensation forms. A primary drain clogs, a pan is too shallow or poorly sloped, the overflow switch was omitted or never tested, and water follows framing until it appears somewhere expensive. By then subfloor, hardwood, drywall, insulation, or cabinetry may have been wet for days.

The oversized-equipment nightmare

Someone sizes by square footage or habit instead of a room-by-room load calculation. The system blasts cold air, satisfies the thermostat quickly, and shuts off before it has removed enough moisture. The owner lowers the temperature trying to feel comfortable, the house gets colder, and humidity still misbehaves. Bigger is not a synonym for safer.

The attic-duct nightmare

Beautiful conditioned rooms sit beneath ducts and equipment living in brutal attic temperatures. Every leak and thin spot is punished. Service is unpleasant, drains are harder to watch, and a small failure can damage the ceiling. We prefer ducts and equipment inside friendly, accessible conditions whenever the design allows it.

What we want documented

Actual load calculations. Equipment selection. Duct design and sealing. Airflow and static pressure. Refrigerant charge. Room balancing. Ventilation. Filtration. Primary and secondary condensate management, including a conspicuous drain location and tested shutoff protection where appropriate. Then the owner needs to know filter sizes, service intervals, drain locations, and what indoor humidity is doing.

The thermostat tells you the temperature. It does not tell you whether the house is quietly getting wet.
