This is a very Southern nightmare: gorgeous rooms upstairs, a swampy science experiment underneath them. Someone sold “encapsulation,” laid down bright white plastic, and never solved where the water and humidity were coming from.
The nightmare
The homeowners notice a musty smell first. Then hardwood starts moving. Floor insulation sags. Metal ducts sweat. Joists darken. The dehumidifier runs constantly and still cannot catch up because roof water is dumping beside the foundation, the access door leaks outdoor air, or groundwater is entering faster than a small appliance can remove it.
Water before plastic
We start above ground: roof runoff, gutters, downspouts, finished grade, low spots, irrigation, plumbing leaks, and the route water takes during an actual South Carolina downpour. A liner is not waterproofing. If liquid water is entering, drainage or grading may need to change before encapsulation makes sense.
What complete means
A durable ground vapor retarder covers exposed soil, seams are overlapped and sealed, and the material turns up at walls and piers as the design requires. Vents and penetrations are sealed. Insulation follows a coherent boundary. Termite inspection provisions remain accessible. Then the space gets an intentional drying strategy—conditioned air, exhaust, or dedicated dehumidification as appropriate—with a dependable condensate route.
The part homeowners should own
Put a humidity monitor where you can read it. Know where the drain terminates. Keep equipment serviceable. Walk the crawl space or have it inspected periodically. Encapsulation makes problems easier to control; it does not make the space exempt from maintenance.
