This is the kind of detail people call excessive until the day it works. A supply fitting loosens. A hose cracks. A dishwasher leaks slowly behind a toe kick. The first visible sign is not water—it is a dark board or a floor that has begun to cup.

The $50,000 domino effect

A leak does not respect the price of the appliance that caused it. Water can travel under continuous hardwood, wick into cabinet boxes, stain finished ceilings below, and stay trapped against subfloor. Matching an older custom floor may require refinishing far beyond the wet area. Add cabinet removal, stone protection, drying, mold remediation, and temporary loss of the kitchen, and the “little dishwasher leak” is no longer little.

A pan is not a complete plan

A pan must fit the appliance and remain useful after installation. If it can drain, the route needs an approved, visible, maintainable destination. If it cannot drain, it needs enough containment to make a sensor or shutoff meaningful. A flat piece of plastic hidden under a machine with no alarm may simply delay discovery.

Layers are cheap compared with restoration

We look at accessible shutoff valves, quality connectors, manufacturer requirements, pans or trays, leak sensors, automatic shutoffs, floor transitions, waterproofing at high-risk rooms, and whether the appliance can be serviced without destroying cabinetry. Second-floor laundry rooms and appliances surrounded by millwork deserve extra skepticism.

Not every precaution is a universal code requirement

Some of the smartest protections are risk decisions rather than blanket mandates. The correct detail depends on the appliance, location, adopted code, manufacturer, and local inspector. A luxury floor deserves more protection than “the new appliance probably will not leak.”
